It's about to get a little bit harder to rent out your property for tourism purposes, particularly if you plan of registering a new property. In 2025, the law for registering apartments for tourism purposes will be changed in the following ways:

1. The new law will require that 80% of the property owners in your apartment block will be required to provide approval for your apartment to be listed as a short-term rental. This only counts for new property being registered in the market.
2. Property tax will now be applied on a m2 rate as confirmed by each local government. It's suggested that a fee between 0.60 euros to 8 euros per m2 will be applied to each property. There are some exemptions to this rule as follows; a property is exempt if someone lives in the property for more than 10 months of the year (either owner or tenant. Properties are also exempt if they are used for commercial activities or if the property is uninhabitable.

The main reason for implementing the 2 new laws is to address Croatia's current housing issue as around 40% of the current housing available is used for short term rentals, instead of long term rentals which in turn is reduce the availability of long-term rentals for locals and hiking up the price which is pushing the locals to move out from the bigger cities.
