Have you ever thought about buying a property on an island and renovating it?

Purchasing a property on an island in Croatia sounds like a dream right? Well there are a few different ways you can find real estate on an island and a few things you should consider before purchasing.


Firstly, the best way to find a property on an island is always word of mouth. You need to go to the island you are considering purchasing a property on and walk around the town, speak to the locals and get familiar with the area. Croatia is not as digital as one would expect, therefore you can’t always find every property that is for sale online.


Another way to find a property on an island is to directly get in contact with an agency. Most agencies in Split have advertisement for properties on the surrounding islands near Split. These islands typically include but are not limited to; Hvar, Brač, Vis, Čiovo and Šolta.


Before you purchase a property on an island, you should consider these couple of items:   

  • Have you inspected the property in person? Make sure you have seen the property in person, or someone has done an inspection for you to make sure this property is in the condition as advised and in a position that is lines up with its function. An example being; If you are purchasing a property you intend to rent out, you want to make sure it isn’t next to a night club or loud bar which isn’t listed on the maps or in the description (sometimes these facilities are bordered up in winter, therefore you won’t know unless you thoroughly check.) 
  • Does the property need renovations? This is important to consider as most of the construction workers aren’t based on the islands, therefore you will need to pay someone to travel / stay on the island during the works. A big thing to note that we are experiencing in the current market is workers looking for large scale jobs, over small renovations – therefore it’s good to know your options on this matter before proceeding with the sale. Renovating a property on an island is achievable through thorough planning and sufficient understanding of the timescales that are achievable.
  • Are you looking to rent out the property during the summer months? Managing a property on an Island can be hard if you are not based there. Finding a cleaner on the island’s can also be limited.
